Downstairs neighbor

I have this lady friend down the hall. I have known her for several months and had suggested we just sleep together SWS (sleep without sex). But she wouldn't believe me and would not let me anywhere near her bed when she was in it.
I had bought her metallic blue sandals that she loved. I had done a little "work" to it though. There was a clear plastic like label on the sole of the shoe and I moved it to the top near the heel. I laid down a piece of double-stick tape over the heel and then put the label over it. I thought it was on there pretty well. I was wrong. Over the next day or 2 she wore them. I started hearing the sound of her heel sticking to the heel of the sandal. But she never even looked. Everytime she walked, that tape stuck to her foot. I really had not planned on that, but it was arousing. I once asked her if she liked them and she said "oh yeah..the only thing is that they are a little bit long". I looked at the heel of the sandal and the label had moved way off the doublestick tape and the stickiness was exposed. I am really surprised she said nothing, but some women are like that. so much for that. Now for a change of subject...
Last night I was over there. I was supposed to go to dinner with my male friends but she was fixing dinner so I decided to be smart and hang around her. I was trying to be affectionate with her. She is cute as a button. But I was really tired. She wanted to watch tv in the tv room but I was laid back across the bed with my feet on a chair.
She came back and said "the guy down there didn't want to watch football so I came back up. He also called me a brat". I said "that is what Cheryl called you too". She said "I know...I guess I am spoiled". I said "I don't think I can afford you". She said "yes you can". She served me some dinner and I ate it. That made me even more tired. I was pretty much out of it and it was getting late.
So she got dressed in her pajamas and sat down on the bed. She said "put your legs over". I was still fully dressed. So I did. She turned out the lights and I said "wow...she is actually going to let me sleep with her". But I had no intention of trying anything with her because I knew she would not like it.
But she did rub my chest and it felt really good. Then she laid down next to me and I put my arm over her and she interlocked her fingers with mine. Then I heard her go to sleep and she snore. I knew I wasn't going to get much sleep. Then around 3 am she turned towards me and stuck her hands down my pants BUT did not even go near my groin. She pressed against my hip bone and it actually hurt. I said "if you are trying to get me aroused that isn't the way to do it". She said "no..I am not trying to do that..I don't want intercouse....remember I told you". I said "fine...I'll take whatever I can get".
So I just slept there with her and I felt her bare foot rub against mine. It felt good. I said "ah...a little bit of footsie huh?" She didn't say anything. I had the urge to get into her panties, but I resisted. I went nowhere near it.
But her foot was exposed so I did a little experiment. I got up when she was asleep and started licking her foot in sensitive places. She groaned and tried to move it away. But I hung onto it and worked it. She tried to turn it away from me. But I kept it up and she started to moan louder. She said "no...I don't want to get aroused". I said "ok" and then after just a few more minutes of turning her on, I quit. She went back to sleep.
I said "how long has it been since you slept with a guy but didn't have intercourse?" She said "awhile".

I said "yeah..I was really getting to you..see...I can get to you without even pentrating you" She sort of grinned and said "well don't do it again...at least for awhile".
